What is the difference between Strata ownership and Regular ownership?
When buying a house, you own the entire property, including all interior and exterior areas. In a Strata scheme, you own the individual apartment/townhouse, however the common areas (lifts, gardens, hallways, shared facilities such as pools and gym) are collectively owned by all lot owners.
Buying into a strata scheme as a lot owner, you become part of the Strata Corporation. The Strata Corporation (all owners collectively) holds the legal responsibility for the collection of strata levies, management and maintenance of the common areas and compliance with record keeping and Strata laws.
What is the difference between Strata Management and Property Management?
The Committee of Management (volunteer owners elected every year at an Annual General Meeting) is delegated the powers to make decisions on behalf of the Strata Corporation (all owners).
The Strata Manager utilizes their industry knowledge, expertise and systems to provide advice and guidance to the Committee of Management, to fulfill their obligations for the maintenance of the common areas, record keeping, and the administration of financial and social responsibilities of the Strata Scheme on behalf of the Strata Corporation.
Property Managers take on the responsibilities of managing the individual strata apartment/townhouse for their lot owners. As an owner, you may rent your lot to tenants, and here the property manager acts on your behalf, ensuring that the tenants keep your place in good condition and pays the rent.
